FAAC Gate Motor Replacement: The Hialeah Owner’s Guide

FAAC gate motor replacement in Hialeah typically runs $680 to $1,450 installed, depending on whether you need a single swing arm, dual swing arms, or a sliding gate operator. We stock FAAC-compatible motors and mounting hardware on every van, and most replacements in Hialeah are completed same day once the model is confirmed. Homeowners usually discover the problem when the gate stops mid-travel, reverses for no reason, or clicks without moving - often after a thunderstorm or during the humid stretch from June through September when condensation gets inside the control housing.

Which FAAC Models This Applies To

FAAC operators fall into distinct series, and the replacement motor must match both the mechanical format and the control board protocol. The 400 series covers light residential swing gates up to about 16 feet or 1,100 pounds per leaf - common in the single-family homes near Westland Mall and along West 49th Street. The 422 and S418 models handle heavier residential and light commercial swing gates. For sliding gates, the 746 and 844 series are what we see most in Hialeah, particularly on properties with limited swing clearance where a rolling gate runs on a V-track.

To identify your unit, check the silver FAAC data plate on the motor housing. Record the model number, voltage (115V or 230V), and the manufacturing date code. The date matters: FAAC revised its encoder board design around 2017, and a motor built after that revision won’t communicate with a pre-2017 control box without a firmware update or board swap. We carry both generations on the truck.

OEM FAAC motors come with a two-year factory warranty and exact fitment. Quality aftermarket equivalents from Elite or Linear-branded compatible units cost 15 to 25 percent less and carry comparable warranties, but the mounting bracket hole pattern sometimes differs by an eighth of an inch - enough to require drilling. We measure before we quote, and we’ll show you both options in writing under Haven Standard Clause 1.

Signs Your FAAC Gate Motor Replacement Is Failing

Signs Your FAAC Gate Motor Replacement Is Failing
  • Gate stops mid-travel or reverses randomly. The encoder inside the motor is losing position data. In Hialeah’s humidity, the optical sensor window fogs or the ribbon cable connector corrodes - we see this most in units mounted low to the ground where splash-back hits the housing.
  • Motor hums or clicks but the gate doesn’t move. The capacitor has failed or the internal gearbox has sheared a pin. On FAAC 400 series units built before 2015, the white plastic drive gear is the weak point; it cracks under load rather than damaging the gate, which is by design, but it means the motor runs and nothing happens.
  • Intermittent operation, worse in the morning. Condensation inside the control housing shorts the limit switch circuit overnight. The motor itself may be fine, but if the board has been cycling power through moisture for multiple seasons, the motor windings degrade and both need replacement.
  • Gate speed slows noticeably over weeks. Worn brushes in the DC motor reduce torque output. FAAC motors use sealed brushless designs on newer units, but the 400 and 746 series from the early 2010s have serviceable brush packs - when they’re gone, the motor draws more amperage and overheats.
  • Remote works only at close range or not at all. Often misdiagnosed as a radio issue, this happens when the motor’s internal receiver antenna grounds through a cracked housing seal. The motor housing itself becomes the radio problem, and replacement solves both.

Replacement Cost & What’s Included

Service Typical Range in Hialeah
Single swing gate motor (FAAC 400 series, installed) $680 - $950
Dual swing gate motor pair (FAAC 422/S418, installed) $1,050 - $1,450
Sliding gate motor (FAAC 746/844, installed) $890 - $1,280
Control board replacement (if needed with motor) $220 - $380 additional
Mounting bracket fabrication or modification $85 - $150 additional

What drives the range: gate weight and length determine motor size; existing bracket condition determines whether we reuse or fabricate; and whether the control board has been damaged by the same electrical event that killed the motor. We test the board before we quote - under Haven Standard Clause 1, you get the full price in writing before we pick up a tool. The 365-Day Done Right Promise covers all replacement work, and under Clause 4, you receive a photographed record of the old motor condition, the new unit’s serial number, and the limit-switch settings we programmed.

There’s a safe middle ground. You can verify power at the outlet, check that the breaker hasn’t tripped, and confirm the manual release handle is fully re-engaged after any hand operation - these three checks solve about 20 percent of “dead motor” calls we get in Hialeah.

Everything past that point involves line voltage, a charged capacitor that holds lethal energy even when unplugged, and a gate leaf that can weigh 400-plus pounds. The capacitor inside a FAAC 746 sliding motor stores enough charge to cause serious injury if discharged through a body. We don’t recommend removing the motor housing, testing internal components, or attempting a swap without lockout-tagout training and the right lifting support for the gate arm.

When we handle the replacement, we also reset the force limits to current UL 325 standards - most original installations are set too high by modern safety requirements - and we photograph the wiring before we touch it so the next technician sees exactly what we found. Name what you found. Name what it costs. Name what you left behind. Call (786) 458-8210 and we’ll confirm your FAAC model over the phone, stock-check the part, and give you a written estimate before we dispatch.
