The hinge side of a decorative wrought iron gate had been sagging for months. We found the original weld had cracked at the heat-affected zone, and the bronze bushing had worn to nothing - the gate was riding steel-on-steel. We ground out the crack, preheated the joint, laid a new 7018 weld, machined a replacement bushing, and applied a zinc-rich primer. The gate swings freely now. FAAC 770 Operator Reset - Limit Switch Drift
The underground FAAC 770 in a Hialeah Gardens-adjacent property was slamming its stop blocks hard enough to shake the column. The limit switches had drifted 12 degrees past mechanical travel - probably from voltage fluctuation during one of FPL’s summer brownouts. We reset both open and close limits, cycled the gate 50 times under load, and photographed the final switch positions with a reference angle. No parts needed. Gate Access Control - Failed Keypad and Photo Eye Misalignment
A property near Westland Mall had an access system that worked intermittently - the keypad would accept codes but the gate wouldn’t open, and the safety reverse had stopped functioning. A dual swing gate’s manual release cable had snapped at the ferrule, leaving one leaf grounded and the property unsecured.
