The motor gearbox is integrated into the arm housing, so when it fails you’re replacing the entire arm assembly, not a standalone motor block. For sliding gates, the DEIMOS series (DEIMOS BT A400, A600, A800) uses a rack-and-pinion motor unit mounted on a concrete pad. The A-number indicates the gate weight capacity in kilograms, so an A600 is rated for roughly 1,320 pounds of gate mass. Underground systems, the ELI 250 N and ELI 250 BT, bury the motor in a foundation box, which complicates replacement because the submerged housing must be extracted without disturbing the gate leaf alignment.

Signs Your BFT Gate Motor Replacement Is Failing

• The gate opens but won’t close, or reverses randomly. This usually points to a failing encoder in the motor gearbox. The control board loses track of where the gate is in its travel cycle and defaults to safety reverse. In Hialeah’s humidity, encoder contacts oxidize faster than the manufacturer specs suggest.
• Audible grinding or clicking from the motor housing, but no gate movement. The worm gear inside the reduction gearbox has stripped or the bronze bushing has worn oval. We see this on ARES units installed before 2018 that never had their gearbox grease serviced.
• Remote works intermittently, but the motor hums without engaging. The start capacitor or the motor windings are degrading. On 230V BFT systems, this often follows a voltage spike during one of FPL’s summer grid fluctuations.
• Gate slows dramatically in one direction only. One side of the motor winding is failing, or the mechanical brake inside the housing is dragging. Underground ELI systems show this first because water intrusion into the foundation box corrodes the brake shoe.
• Control board shows a fault code that resets but returns within 48 hours. BFT’s Thalassa boards flash specific error patterns. A recurring “overload” or “thermal” warning usually means the motor is drawing excess amperage as its bearings seize, not that the board itself is faulty.

Beyond that, BFT motors integrate high-torque reduction gearboxes and, on 230V systems, lethal voltage inside a weather-sealed housing. The ELI underground units require excavating a foundation box that may contain standing water and energized conductors.
